Allen Aldridge - Senior Vice President, (Florida, Atlanta, Charlotte, Nashville, Raleigh)

Allen AldridgeAs senior vice president of asset management for KBS Realty Advisors and its affiliate KBS Capital Advisors, Mr. Aldridge is directly responsible for all asset management and disposition activity for the Southeast Region, which includes Florida, Georgia, Alabama, South Carolina and Tennessee. Based in Atlanta, Mr. Aldridge oversees implementation and execution of strategic plans for a 2.8 million square foot office, flex and industrial portfolio valued at over $589 million.

Prior to KBS, Mr. Aldridge spent 16 years with Chicago-based CMD Realty Investors, where he was most recently a partner and manager of a $500 million commercial real estate fund consisting of 5 million square feet of office product in Florida, Georgia, Texas and Arizona. He directed the disposition of 22 buildings totaling $365 million in 2007 as part of an overall liquidation of the $1 billion CMD portfolio.

Previously, Mr. Aldridge was a partner in a family-owned residential real estate sales, development and property and casualty insurance business in Raleigh-Durham, N.C.

Mr. Aldridge graduated Phi Beta Kappa from the University of North Carolina at Chapel Hill with a bachelor's degree in economics. He is involved in several industry organizations including NAIOP, NAREIM, and REGA.



Mark Brecheen - Senior Vice President, (Seattle, Portland, Denver)

Mark BrecheenAs a senior vice president and asset manager for KBS Realty Advisors and its affiliate KBS Capital Advisors since 2003, Mr. Brecheen has been involved in the asset management, acquisition and disposition of real estate in numerous markets throughout the country including Illinois, Texas, Colorado, Washington, Utah, Michigan, Minnesota and Oregon.

Mr. Brecheen was directly involved in the acquisition of the company's flag ship asset located in the CBD of Chicago, 300 North LaSalle, a $650 MM acquisition that was acquired in 2009. Currently, Mr. Brecheen is responsible for the performance of the firm's assets located in the western United States, specifically in Colorado, Washington, Oregon and Utah. Mr. Brecheen is responsible for all capital and leasing strategies and for developing and updating a business plan for each asset on an annual basis. Additionally, Mr. Brecheen is responsible for all disposition strategies and is directly involved in all acquisition strategies executed throughout his area of responsibility.

Mr. Brecheen has 24 years of commercial real estate experience combining a broad range of skills including acquisitions, dispositions, portfolio management, underwriting and commercial brokerage. Prior to joining KBS Realty Advisors in 2003, Mr. Brecheen was an officer with PGP Partners, a Southern California-based commercial real estate firm where he was responsible for a 9 million square foot industrial portfolio in California, Nevada and Arizona.

Mr. Brecheen earned a bachelor of arts degree in finance and real estate from California State University, Fullerton, and a master's degree in business administration from Chapman University in Orange, Calif.



Brent Carroll -
Senior Vice President, (Central/Northern, Calif., Phoenix)

Brent CarrollMr. Carroll is a senior vice president for KBS Realty Advisors and its affiliate KBS Capital Advisors. He is responsible for the performance and acquisitions of KBS assets in Northern California, Arizona and New Mexico. Mr. Carroll directs all third-party consultants and agents in the region, including property management, leasing, property tax consulting, property-level legal and construction management experts.

Mr. Carroll came to KBS after 11 years with Atlanta-based Industrial Developments International (IDI), a leading full-service commercial real estate company focused exclusively on industrial properties. During this time, as IDI's vice president of development of the Western Region, he jointly oversaw the development, broker community interaction and transaction activities, including leases, acquisitions and sales, enabling the region to lead the company in profitability during the last four years.

Prior to IDI, he was a first vice president of CB Richard Ellis (CBRE) in the Anaheim, Calif. office. CBRE is a leading full-service commercial brokerage firm providing acquisition, disposition, construction and project management, site analysis and relocation services.

Mr. Carroll graduated from the University of Southern California with a bachelor's degree in business administration. He has been involved in various industry organizations including the National Association of Industrial and Office Parks (NAIOP) and Society of Industrial and Office Realtors (SIOR).



Giovanni Cordoves -
Senior Vice President, (Minneapolis, Austin, San Antonio, Houston)

Giovanni CordovesMr. Cordoves is a senior vice president and asset manager for KBS Realty Advisors. He is responsible for the asset management of numerous KBS investments located across the Central United States in addition to assisting with acquisition and disposition activities.

Mr. Cordoves oversees the Houston, San Antonio, Austin, Tulsa, Minneapolis, St. Louis, Indianapolis and Louisville markets with a portfolio size of approximately 5.4 million square feet of office and industrial space. He joined KBS in June 2007 as an asset management associate where he was responsible for the financial analysis of more than 40 KBS office and industrial assets across the Central and Western Regions. He worked with property management and leasing teams to provide direct asset management leadership for a handful of high profile properties acquired by KBS and is actively involved in acquisitions within his markets as well. Mr. Cordoves has also increased the number of assets under his direct supervision.

Prior to KBS, Mr. Cordoves served as a senior associate at Ernst & Young LLP for three years where he provided a variety of professional services for several Southern California real estate firms including KBS.

Mr. Cordoves received a master's degree in accounting from the Mendoza College of Business at the University of Notre Dame and bachelor's degrees in both business administration and accounting from the University of Southern California's Marshall School of Business and Leventhal School of Accounting. In addition, he is a certified public accountant and a licensed real estate broker.


Marc DeLuca - Regional President, Eastern United States

Marc DeLucaAs regional president for KBS Realty Advisors and its affiliate KBS Capital Advisors, Mr. DeLuca is responsible for all acquisitions, dispositions and asset management activities in the Northeast, Mid-Atlantic, Southeast and Ohio. Mr. DeLuca is also chairman of the KBS Investment Committee that meets regularly to review and approve all new investments for the firm.

Mr. DeLuca began his real estate career in 1994 when he joined a Virginia-based American Property Services where he managed the operations of a multi-million dollar commercial and residential real estate portfolio. In 1999, he joined Clarion Partners in Washington, D.C. Mr. DeLuca became the managing director at Clarion and was responsible for acquisitions and dispositions for the Mid-Atlantic Region from Delaware to South Florida. He created and led a diverse team in the property management, asset management, and acquisition platforms.

Mr. DeLuca graduated from George Washington University with a bachelor of science degree in economics and public policy and earned a master of science degree in real estate from Johns Hopkins University.



Stephen D. Evans - Senior Vice President, (Washington D.C., Northern Va., Mid-Atlantic)

Stephen EvansMr. Evans is a senior vice president and director of acquisitions and an asset manager for KBS Realty Advisors and its affiliate KBS Capital Advisors. Mr. Evans is responsible for the Middle Atlantic Region. In this capacity, he manages new acquisitions and asset management on behalf of the company's institutional, corporate and private investors including separate accounts, commingled funds and private-equity REITs. Mr. Evans is based at the company's Washington, D.C. office and offers more than 25 years of experience in the local commercial real estate complexities of the Nation's Capital and other East Coast markets.

Prior to KBS, Mr. Evans was a senior vice president of investments with Carr Properties of Washington, D.C. He was responsible for all investment activities and asset management performance of several high profile properties.

Mr. Evans also served five years with Washington, D.C.-based Lowe Enterprises Real Estate Group earning position of senior vice president and regional acquisition officer covering the East Coast. During his tenure with Lowe, he oversaw the acquisition of commercial office/industrial, mixed-use and residential income and development properties throughout Washington, D.C., Virginia, Maryland and other East Coast cities on behalf of the company's investors.

Mr. Evans also served as vice president and director of development for The Rubenstein Company, L.P., of Philadelphia where he managed the development and asset management of value-add properties throughout Pennsylvania, Virginia and Georgia. He also was previously affiliated with The Evans Company of Mclean, Va., and JMB Realty Corporation and Cassidy & Pinkard, Inc., both of Washington, D.C.

A resident of Mclean, Va. and graduate of Vanderbilt University, Mr. Evans is active in the Urban Land Institute and the D.C. Chapter of the Building Industry Association, and he is a founding member of the George Washington University Center for Real Estate and Urban Analysis Advisory Board.



Shannon Hill - Senior Vice President, (Boston, New York, N. New Jersey, Philadelphia)

Shannon HillAs senior vice president for KBS Realty Advisors and its affiliate KBS Capital Advisors, Mr. Hill oversees and directs the origination, underwriting, financing and closing activities of acquisitions, dispositions and joint venture arrangements in the Northeast United States and the state of Florida. He also oversees the asset management of KBS' portfolio in the Northeast United States. Major markets of interest include Boston, New York City, Northern New Jersey, Philadelphia and South Florida. Mr. Hill joined KBS in May 2004 and has a total of 21 years of commercial and residential real estate experience.

Prior to joining KBS Realty Advisors, Mr. Hill spent 10 years at ING Realty Partners advancing to the role of vice president. During his tenure at ING Realty Partners, Mr. Hill worked on transactions totaling over $2 billion in mostly opportunistic real estate investments on behalf of ING Barings, ING Realty Fund I and ING Realty Fund II. Transaction volume covered all property types and span from the purchase of non-performing loan pools to fee simple real estate purchased mostly in joint venture structures with operating partners. During his time at ING Realty Partners, Mr. Hill also completed tours in investor relations, portfolio management and asset management.

Mr. Hill began his real estate career at Prudential Realty Investors where he supported the acquisitions team covering the Northeastern United States in the pursuit of core investments and forward commitments on behalf of various pension fund clients.

Mr. Hill graduated magna cum laude from the University of Connecticut with a bachelor of science degree in business administration.



Tim Helgeson - Senior Vice President, (So. Calif., Las Vegas, Salt Lake City)

Shannon HillMr. Helgeson is a senior vice president and asset manager for KBS Realty Advisors and its affiliate KBS Capital Advisors.

As a part of the Western Region team, Mr. Helgeson serves as the market leader, responsible for carrying out investment objectives Southern California and Las Vegas and Salt Lake City areas on behalf of KBS REIT, pension fund and sovereign wealth fund clients.

Within these markets, Mr. Helgeson is responsible for execution of strategic business plans for each owned property with a focus on achieving cash flow yields, occupancy and leasing, which exceed investment objectives, as well as identifying new acquisitions and dispositions. His portfolio consists of 6 assets containing approximately 1.5 million square feet.

Prior to KBS, Mr. Helgeson worked with Newmark Grubb Knight Frank where he was most recently a senior managing dircector. Mr. Helgeson and his team placed top priority on undestanding company culture, current operations and future plans of each individual client. Advocating passionately and iwth determination on behalf of his clients, Mr. Helgeson has been ranked among Orange County's Top Brokers by the Costar Group and has been recognized multiple times for completing innovative transactions on behalf of his clients.

Mr. Helgeson earned a degree in real estate from California State University at Long Beach.



Brett Merz - Senior Vice President, (Chicago, St. Louis, Kansas City, Louisville)

Shannon HillMr. Merz is a senior vice president and asset manager for KBS Realty Advisors and its affiliate KBS Capital Advisors.

As a part of the Central Region team, Mr. Merz serves as the market leader, responsible for carrying out investment objectives in the Chicago Metropolitan, St. Louis and Louisville areas on behalf of KBS REIT, pension fund and sovereign wealth fund clients.

Within these markets, Mr. Merz is responsible for execution of strategic business plans for each owned property with a focus on achieving cash flow yields, occupancy and leasing, which exceed investment objectives, as well as identifying new acquisitions and dispositions. His portfolio consists of 7 assets containing approximately 4.1 million square feet.

Prior to KBS, Mr. Merz worked with CBRE, and the The Staubach Company and most recently was a senior vice president at Cresa Orange County. There he worked with a wide variety of companies providing responsive, results-orientated client services nationally. Consulting both local and national clients, Mr. Merz has completed real estate transactions with an aggregate value in excess of $600 million.

Mr. Merz completed his bachelor of science in business administration and finance with an emphasis in real property management and development from the University of Southern California.



Stephen Close - Senior Vice President, Director of Acquisitions and Dispositions, (Mid-Atlantic)

As a senior vice president for KBS Realty Advisors and its affiliate KBS Capital Advisors, Mr. Close oversees and directs the origination, underwriting, financing and closing activities of acquisitions, dispositions and joint venture arrangements in the Mid-Atlantic United States. He also oversees the asset management of KBS’ portfolio in the Mid- Atlantic United States. Major markets of interest include Washington, DC, Northern Virginia, Suburban Maryland, Baltimore and Nashville. Mr. Close joined the New York office of KBS in December 2005 in an analyst role and has a total of 14.5 years of commercial real estate experience.

Mr. Close began his real estate career in Washington, DC with The Trammell Crow Company in property management before moving to Insignia/ESG where he worked in many brokerage roles including market research, leasing and investment sales. Mr. Close graduated from Colgate University.



Ryan McManigal - Vice President, (Dallas)

Mr. McManigal is a vice president and asset manager for KBS Realty Advisors. He is responsible for the asset management of numerous KBS investments located in Dallas, Texas in addition to assisting with acquisition and disposition activities.

Mr. McManigal oversees the Dallas market with a portfolio size of approximately 3.7 million square feet of office and industrial space. He joined KBS in June 2010 as an investment analyst for the asset management department where he was responsible for maximizing the value of assets for 10.1 million square feet throughout the Western and Central United States. Mr. McManigal also assisted in the disposition of over $200 million of assets and supported and analyzed the refinancing efforts of 14 assets with $150 million in total loan proceeds.

Prior to KBS, Mr. McManigal served as a an associate at PricewaterhouseCoopers for a year where he created and assisted with valuations of for office, industrial and multifamily properties in excess of $150 million.

Mr. McManigal received a bachelor of science in business administration degree in real estate finance and investments with a minor in economics from the Marshall School of Business. Mr. McManigal also serves as a committee member for the YoungLife Urban Ministry in Los Angeles.
